CONSTRUCTION TRANSFORMATION BEGINS IN RAGUNAN: BRI AND HUTAMA KARYA PUT LEAN CONSTRUCTION INTO PRACTICE

IAMKRI Visit Positions BRI IT Center Project Package 2 as a National Benchmark for Modern Construction Management


JAKARTA – The development of Bank Rakyat Indonesia’s (BRI) IT Center Complex in Ragunan, Package 2, carried out by PT Hutama Karya (Persero), has gained recognition from international construction management experts. On Thursday (August 28), the Indonesian Lean Construction Management Association (IAMKRI) conducted a site visit to observe the application of Lean Construction technology, which has improved scheduling efficiency by 18.7%.

The visit was led by Prof. Ir. Muhammad Abduh, M.T., Ph.D., Professor of Civil and Environmental Engineering at Bandung Institute of Technology and Chairman of IAMKRI; Doanh Do, founder of the U.S.-based Lean Construction Blog; and Disaintina Ari Nusanti, Director of Safety and Construction Sustainability at the Ministry of Public Works. The initiative highlights collaboration between practitioners, academics, and regulators in advancing Lean Construction adoption nationwide to strengthen Indonesia’s construction industry.

Adjib Al Hakim, Executive Vice President Corporate Secretary of Hutama Karya, said the recognition underscores the company’s commitment to global standards. “The appreciation from international Lean Construction experts affirms that Indonesia’s state-owned enterprises are capable of competing with world-class practices,” he stated.

The project applies Lean Construction comprehensively through precise system- and takt plan-based scheduling, reliable work commitments, waste-reduction monitoring, worker-inclusive planning, and easy-to-understand visual information systems. These efforts have accelerated project completion from the original April 2026 target to December 2025.

Lean Construction enables progress monitoring down to subcontractor and foreman levels, allowing early detection of issues and stronger team coordination,” Adjib added. In addition to Lean methods, the project also integrates Building Information Modeling (BIM), which enhances detailed planning, monitoring, and evaluation, combined with clean and orderly worksite principles.

International Recognition

 Doanh Do praised Hutama Karya’s efforts: “This reflects the organization’s growing maturity in meeting global standards. This success can be positioned as a national benchmark, as Hutama Karya has effectively demonstrated that Indonesian state-owned enterprises can compete with world-class international project practices.”

Prof. Abduh emphasized the importance of combining Last Planner, Takt Plan, and Visual Management with a culture of openness and collaboration. “Lean Construction is not merely a set of tools, but a new way of thinking that drives continuous improvement. The BRI IT Center Project in Ragunan is on the right track to become a model for sustainable transformation,” he said.

Launched on August 30, 2024, the project applies five international quality standards, making it one of the country’s most advanced developments. The 18,914-square-meter complex consists of the Techno Building (one basement and 13 floors) and the Cloud Building (five floors and a rooftop). Both feature a “landmark smart, sustainable design” concept, guided by the philosophies “Make it Simple but Significant” and “Start the Future from the Nature,” integrating digital elements of Energy, Circuit, and Ecosystem into the landscape design.

The BRI IT Center Ragunan is expected to serve as a catalyst for a new business and technology hub in Ragunan, generating sustainable employment and stimulating supporting ecosystems such as IT vendors, logistics, and real estate.


The project, which has now reached 67.75% completion, is scheduled to begin operations in May 2026. Its strategic location is just 400 meters from Ragunan Terminal and 450 meters from the Ragunan TransJakarta bus stop,” Adjib concluded.
